Category A fit-out is the base-build phase of an office interior — the work that takes a shell-and-core space and brings it to a condition where an occupier can move in and specify their own fit-out without having to deal with unfinished building fabric. It's typically the landlord's responsibility, but it's also delivered by developers preparing a building for multi-occupancy, and by occupiers who are taking a shell space and want a single contractor to manage the full programme from shell to occupied.

The quality of a Category A fit-out has a direct impact on the speed and cost of the Category B fit-out that follows. A poorly executed Cat A — with M&E that doesn't match the design intent, raised floors that aren't level, or ceilings that don't align with the structural grid — creates problems that the Cat B contractor has to work around. We deliver Cat A to a standard that makes the Cat B fit-out straightforward, not a remediation exercise.

What Category A Fit-Out Includes

A standard Category A fit-out covers raised access flooring throughout the office floor plate, suspended ceilings with integrated lighting to a standard grid, mechanical and electrical first fix including HVAC distribution, fan coil units, fire detection and suppression, emergency lighting, and perimeter trunking with power and data outlets at regular intervals. WC and welfare facilities are typically included, either as part of the Cat A scope or as a separate package depending on the building configuration.

Decoration is to a neutral landlord specification — typically white or off-white throughout, with no occupier-specific finishes. The intention is to create a space that any occupier can move into and specify their own Category B fit-out without having to strip out or make good any of the Cat A work.

We also manage the landlord licence-to-alter process — preparing the application, coordinating with the landlord's surveyor, and ensuring the Cat A works are carried out in compliance with the approved licence. This is often the most time-consuming part of the pre-construction phase, and getting it wrong can delay the start of the build significantly. We handle it as part of the project, not as an extra.
