Signs You Need a Specialist Office Fit-Out Contractor
The clearest sign is a lease commitment with a move-in date that's closer than you'd like. Office fit-outs take longer than most clients expect — a typical Category B fit-out of 5,000 sq ft takes 8–12 weeks from contract to handover, and that's when the programme is managed properly. If you're trying to coordinate trades yourself, add 30–50% to that estimate.
Other warning signs: you've received quotes that vary wildly in price and scope, you can't get a clear answer on what's included and what's a variation, and the contractors you've spoken to can't show you a detailed programme. A quote without a programme is a guess. A contract without a programme is an invitation for delays.

Our two core office fit-out services map directly to the industry-standard specification levels. Category A office fit-out covers the base-build elements that bring a shell space to a condition where any occupier can move in and specify their own fit-out. This typically includes raised access flooring, suspended ceilings, mechanical and electrical first fix, HVAC distribution, fire detection, and decoration to a neutral landlord specification. Category A is usually the landlord's responsibility, but we also deliver it for developers and for occupiers who are taking a shell-and-core space and want a single contractor to manage the full programme.
Category B office fit-out takes the space to occupier-ready standard. This is where the workplace character is created — partitioning and glazed screens, meeting rooms and boardrooms, reception and breakout areas, kitchen and café facilities, bespoke joinery, AV and data infrastructure, flooring, lighting design, and brand application. Category B is the occupier's fit-out, and it's where the investment in the workspace is most visible.
We also deliver combined Cat A and Cat B programmes — taking a space from shell to occupied in a single contract. This is often the most efficient approach for occupiers who are taking a new space and want to avoid the coordination overhead of managing two separate contractors. We handle the full programme, the landlord interface, and the handover process. You get one contract, one programme, and one point of accountability.

Licence-to-alter applications must be submitted and approved before structural or M&E work begins — and the process takes time. Building regulations approval is required for certain types of fit-out work. Fire strategy reviews may be needed when partitioning changes the means of escape. We know how to navigate all of these, and we manage them as part of the project rather than leaving them to the client.
For occupied buildings, we plan the work to minimise disruption to other tenants — controlling noise, dust, and access in line with the building management's requirements. This is standard practice for us, not an afterthought.

When you contact us, we'll ask for a brief — the space, the specification level, the programme, and any constraints we need to know about. We'll visit the site, assess the existing condition, and come back with a detailed, fixed-price proposal and a programme. No vague estimates, no provisional sums where the scope is clear.
Once the contract is signed, we agree a start date and mobilise. You'll have a single point of contact throughout — the same person who took your brief is accountable for the handover. We report to you weekly on programme and cost, and we flag issues early rather than letting them compound. Handover includes a full snagging process, O&M documentation, and a structured walk-through with you before we sign off.
