What Period Property Renovation Involves

The most important principle in period property renovation is using the right materials. Lime mortar is breathable — it allows moisture to move through the wall and evaporate, which is how solid-wall buildings manage moisture. Replacing lime mortar with modern cement creates a moisture trap that causes damp, spalling, and structural damage over time. We use lime mortar and lime render on all period properties where it's appropriate, and we specify materials that are compatible with the original construction.

Original features — cornices, skirtings, architraves, fireplaces, floorboards, sash windows — are worth preserving where possible. Replacing them with modern equivalents reduces the character and the value of the property. We restore original features where they can be saved, and we source period-appropriate replacements where they can't. Sash window restoration is a particular area of expertise — we repair and draught-proof original sashes rather than replacing them with uPVC, which is almost always the wrong choice for a period property.

For listed buildings, we manage the listed building consent application as part of the project. This involves preparing the application, liaising with the local authority conservation officer, and ensuring the works are carried out in compliance with the approved consent.
