A kitchen extension is the most popular type of house extension in the UK — and for good reason. The combination of a larger kitchen, an open-plan dining area, and direct access to the garden through bi-fold or sliding doors transforms how a house feels and how a family uses it. It's also one of the most reliable ways to add value to a property.

But a kitchen extension is also one of the most technically complex types of residential project. It involves structural steelwork to create the open-plan space, groundworks and foundations, roofing — often with a roof lantern or glazed roof — glazing for the doors and roof, underfloor heating, and the full kitchen fit-out. Coordinating all of these trades, in the right sequence, without disrupting the household more than necessary, requires proper programme management.

Vantix Group manages kitchen extensions as a complete service. We handle the structural design coordination, the planning or permitted development confirmation, the Party Wall Act process where it applies, the build itself, and the kitchen fit-out coordination. You deal with one team throughout. We work across the whole of the UK — you can see examples of completed kitchen extension projects on our projects page.

What a Kitchen Extension Involves

Most kitchen extensions involve removing the rear wall of the existing kitchen and replacing it with a structural steel beam — an RSJ — that spans the opening and carries the load of the structure above. This is the most critical part of the structural work, and it needs to be designed by a structural engineer and carried out by a contractor who knows how to do it safely. We coordinate the structural engineer as part of the project and manage the steelwork installation ourselves.

The extension itself is typically a single-storey rear addition with a flat or pitched roof. Flat roofs with a roof lantern are the most popular choice — they flood the space with natural light and create a visual connection between the interior and the sky. Bi-fold or sliding doors across the rear elevation create the connection to the garden that makes the space feel larger than it is. Underfloor heating is almost always included — it's the most efficient way to heat a large open-plan space and it eliminates the need for radiators that would interrupt the glazing.

We coordinate the kitchen fit-out as part of the project — working with your chosen kitchen supplier or recommending one if you don't have a preference. The kitchen installation is sequenced into the programme so it happens at the right point in the build, not as an afterthought. All of our kitchen extension work is managed under our construction project management approach.
