Signs a Loft Conversion Is Right for Your Home
The clearest sign is that you've run out of space but you don't want to move. A loft conversion is almost always cheaper than moving — when you factor in stamp duty, agent fees, legal costs, and the cost of the move itself, the gap between what you'd spend on a conversion and what you'd spend on a larger house is significant.
Other indicators: you have a loft that's currently used only for storage, your roof pitch is steep enough to create usable headroom (typically 2.2m or more at the ridge), and you're in a property type where loft conversions are common — Victorian and Edwardian terraces, semis, and detached houses all convert well. Bungalows and properties with complex roof structures require more careful assessment.
The warning signs that a loft conversion project is going wrong before it starts: a contractor who quotes without assessing the structural feasibility, a quote that doesn't include the planning or building regulations process, and a programme that seems too short for the scope of work. A typical loft conversion takes 8–12 weeks from start to handover — less than that usually means corners are being cut.
Our Loft Conversion Options
A dormer loft conversion is the most common type we build — it involves extending the roof vertically to create a box-shaped structure with vertical walls and a flat or pitched roof. Dormers can be built to the rear, the side, or both, and they create the most usable floor area of any loft conversion type. A hip-to-gable conversion extends the sloping hip end of a roof to create a vertical gable wall, which is then combined with a rear dormer to maximise the usable space. This is particularly effective on semi-detached and detached properties.
A mansard loft conversion involves rebuilding the roof structure entirely to create a near-vertical rear slope with a flat roof on top. Mansards create the most floor area of any conversion type and are common in London and other urban areas where planning policy permits them. They typically require full planning permission rather than permitted development. A Velux or roof light conversion is the simplest type — it involves adding roof lights to the existing roof structure without changing its profile. It's the most cost-effective option but creates less usable space than a dormer or mansard.
An L-shaped dormer combines a rear dormer with a side dormer to create an L-shaped addition that maximises the floor area of the conversion. This is particularly effective on Victorian terraces where the rear outrigger creates a natural L-shape.
